Our verdict
EZcare is a dedicated housekeeping, maintenance, inventory, and inspection platform built for vacation rental, multi-family, and corporate housing operators who already run a major PMS. Launched September 1, 2020 by HarmoniSoft, it sits as a back-office layer beside an operator's existing property management stack rather than acting as an all-in-one. Field staff use the iOS/Android app for route optimization, photo checklists, inventory scanning, and offline work; managers get a desktop console for assignments and inspections.
Vendor integrations page enumerates 20+ named PMS partners
Hostaway, Guesty, Hostfully, Track, Escapia, Streamline, OwnerRez, Barefoot, LiveRez, Hospitable, and ResHarmonics are all listed on the vendor's integrations page, which makes EZcare a viable back-office layer for operators on most major property management stacks.
iOS app holds a 4.7-star rating across 59 reviews
The Apple App Store listing for EZcare Property Care says the app is designed for housekeepers, maintenance contractors, and inspectors to receive and complete field work, with offline capability and cloud syncing when a connection is available.
Verified SourceForge reviewer calls it a 'pure operational tool'
Ryan R., a Head of Revenue at a 26-99 employee operator with 6-12 months of daily use, says EZcare is 'Easy to use and a very pure operational tool only which is great' and a 'Great option for those not looking to get distracted with all the bells and whistles.'
Pricing requires a sales demo — no self-serve research possible
STRhub describes EZcare's model as 'Tiered pricing based on the number of active properties' with 'Exact pricing given during product demo,' and SoftwareSuggest's CTA copy reinforces the quote-only posture with 'Get Best Quote for EZcare.'
Competitor editorial says you can't review task status in real time
Breezeway's comparison post claims EZcare has maintenance tracking but 'you can't review task status in real-time,' which would limit live coordination during a turnover day. Note this is a competitor-authored piece, so treat as directional rather than authoritative.
Smaller community and weaker brand recognition than the leaders
The verified SourceForge review explicitly cites 'Lesser market recognition compared to competitors like Breezeway' and 'Limited user community for idea-sharing' as the cons, which matters when operators rely on peer forums for setup tips.
Mid-to-large vacation rental and corporate housing operators on Streamline, Track, Escapia, Hostaway, Guesty, or OwnerRez who need a dedicated housekeeping, maintenance, inventory, and inspections platform with mobile field-staff workflows.
Multi-family and corporate housing managers running serviced apartments who want inventory scanning, linen tracking, and inspections layered onto an existing PMS rather than buying an all-in-one.
You operate under ~25 properties and want transparent self-serve monthly pricing — quote-only sales and enterprise feature footprint will be overkill versus per-property tools like Turno or ResortCleaning.
