Best Market Analytics for Short-Term Rental Operators
Analytics tools help operators decide whether demand is shifting, a comp set is real, a listing is underperforming, or an acquisition model is fantasy. We compare data depth, comp quality, reporting usefulness, and whether the dashboard changes pricing, owner, or buying decisions.
You're staring at AirDNA's $99 monthly subscription wondering if it's actually moving any decisions, or whether you're paying $1,200 a year to confirm what you already suspected: that your market is competitive and your ADR is okay. Or you're pre-purchase, trying to model a property in a market you don't live in, and your spreadsheet of "comparable" listings is three Airbnb tabs and a guess.
- Data freshness and coverage in YOUR specific market. National accuracy claims mean nothing if your zip code has 12 comp listings.
- Sample size at the comp level. A "Best Performing" rank in a market with 40 listings is gossip, not data.
- Whether the platform actually surfaces decisions. A market dashboard is only useful if it changes a rate, an owner conversation, or an acquisition assumption.
- Free tier reality. Free analytics tools either show ranked teaser data or a usable subset. AirROI's free tier is the rare one that's actually usable for an operator with 1-3 listings.

This category splits cleanly by use case. Acquisition analytics (you're buying or scouting markets) is one job. Operations analytics (you own listings and want to benchmark performance) is a different job. The same tool rarely does both well.
The 4 things that actually matter:
Native picks (AirDNA, AirROI, Airbtics, Key Data) work directly with STR data. A handful of Relevant picks repurpose general property-investment platforms for STR (useful if you're already paying for one, but never the right starting point). Park-tier mass-data resellers exist in this space and we don't list them.
AirDNA wins for serious acquisition work and large-portfolio benchmarking; the data depth justifies the bill. AirROI wins on value for any operator with under 5 listings or anyone testing whether analytics actually changes their decisions before paying for it. Airbtics wins for international markets where AirDNA's coverage thins. Key Data is the pick for property managers running 25+ units who need clean owner-statement-grade reporting.
Skip if you have one listing in a market you live in and you already know your comp set personally. You're the data.
